What is your property management fee?+
Our management fee varies based on your property location, occupancy status, and property type.

We charge $250 to negotiate and execute a lease renewal with an existing tenant.
How do you screen tenants?+
We conduct a thorough review of credit history, criminal background, prior eviction filings, rental payment history, and bad check history. We also verify employment and stated income.
How quickly can you rent my property?+
We advertise on 50+ rental websites including MLS, Zillow, Trulia, and our own site. We show properties weekdays, evenings, and weekends. Our goal is to minimize vacancy.
How do I get paid as an owner?+
We disburse rental proceeds via direct deposit on or before the 13th of each month.
What happens when a tenant doesn't pay rent?+
We serve Pay Rent or Quit notices, keep you informed of all arrangements, and if necessary, prepare and file evictions and coordinate with the sheriff.
Do you handle maintenance?+
Yes. We maintain a 24-hour emergency line and coordinate all repairs. We notify you of any issue over $800 before proceeding. All vendors are licensed and insured.

What is the application fee?+
Our application fee is $45 per applicant.
Do you accept Section 8?+
Yes. We accept Section 8 and all other lawful sources of income.
How do I pay rent?+
Online portal payments are preferred. We also accept money orders and cashier's checks. No cash. Night Drop available 24/7 at 9336 Foothill Blvd (west side).
